Who these are between

You: whoever uses this site, on either side of a deal. Where these terms say tenant, it means the person paying. Where they say recipient, it means the landlord or agent being paid.
By creating a deal, confirming one, or paying for one, you agree to what is on this page.
What the service is
We take payment for a tenant's accommodation reservation — a deposit, a first month's rent, or both — and we pay it out to the recipient 48 hours after the agreed move-in date, unless the tenant tells us something is wrong before that.
That is the whole service. Everything below is either how it works or what it deliberately is not.
What it is not
- We are not a bank. We are a booking platform: the tenant pays us for a reservation and we pay the recipient out after arrival. We do not offer banking, savings or money-holding services of any kind.
- We do not vet, endorse or recommend anybody. A recipient is verified by Stripe, for payment purposes. That is a real identity check against a government ID and a bank account in their own name, and it is not a character reference.
- We do not inspect properties or verify listings. We have never seen the property.
- We are not a party to your tenancy. Whatever the two of you agree between yourselves is between the two of you.
- We are not an estate agent and we do not find anybody a home.
Using the service
You must be at least 18 and able to enter into a contract.
Signing in is by a link sent to your email address. There is no password, so your email account is your account — anyone who can read your email can sign in as you. Keep it secure, and tell us at once if you think somebody else has got into it.
Everything you tell us must be true, and the email address you give for the other party must be theirs.
How a deal works
- The tenant creates a deal: the amount, the move-in date, and the cancellation terms the two of them have agreed.
- The recipient opens the invitation, reads those terms, confirms them, and completes Stripe's identity check. Until both are done, nothing can be paid.
- The tenant pays us for the reservation.
- At 00:00 Europe/Berlin on the move-in date, the tenant's 48-hour window opens.
- If the window closes with no problem reported, we pay the recipient.
A move-in date must be within 80 days of payment. That is not our preference; a payout can only be deferred for a limited period after the payment is taken, and 80 days plus the 48-hour window leaves a margin.
If the move-in date has to move
Either of you can ask, from the deal page. The other has to agree before anything changes, and we email you both when it is asked for and again when it is settled. The 48-hour window and the payout move with the new date.
The new date can never be more than 80 days after the day the tenant paid, counted from the payment and not from the day of the request. If a delay pushes past that, the deal has to be refunded and a new one created; it cannot be stretched.
Our fee
8% of the reservation amount, with a minimum of €39. It is charged to the tenant, on top of the reservation amount, and it is shown in full before any payment is made.
The recipient is charged nothing at any point, and nothing is deducted from the amount that reaches them.
Card processing fees are charged by the card networks, not by us.
The 48-hour window
It opens at 00:00 Europe/Berlin on the move-in date and closes 48 hours later.
Inside it, the tenant can report a problem in one click and the payout stops immediately. Once it has closed, a problem can no longer be reported through the site. Transfers are arranged by hand, so it is always worth emailing us straight away if something has gone wrong and the window has just shut — but we cannot promise the money will still be there.
Once the recipient has been paid, it is gone. We have no way to reverse it.
Cancellation and refunds
Our service fee comes back in full, on every cancellation before payout, whoever cancelled and for whatever reason. We keep nothing on a deal that did not happen.
Card processing fees never come back, because the card networks keep them whether a payment goes ahead or is refunded an hour later, and we do not cover them out of our own pocket. There is no such thing as a 100% refund on this platform, and we would rather you read that here than discover it later.
Every refund is worked out the same way:
what you are owed of the reservation amount plus our whole service fee minus the card processing fee
How much of the reservation amount you are owed depends on why the deal ended:

That last row is not us being evasive. Those terms are written by the two parties at the start, both of them see them before anybody pays, and neither side can change them afterwards — nor can we. They are the only thing standing between a recipient and an uncompensated late cancellation.

Reporting a problem
A tenant can report a problem within the window if, for example, the property does not exist or cannot be entered, the keys never arrived, the recipient has stopped replying, or the property is materially different from what was agreed.
A property paid for through this service is expected to have running water both hot and cold; a working toilet and a working kitchen; no mould; at least 9 m² of room per person; and to be the same property, at the same address, as the advert it was let from. Falling below that is grounds to report a problem.
When a problem is reported, the payout is paused. It is not a decision and it is not an accusation. We ask both of you what happened, read the cancellation terms you agreed, and settle on one of payout, refund, or something between the two. A person decides this, not a rule, and we will not pretend it is instant.
Reporting something you know to be untrue in order to hold up a payment is a breach of these terms.
What you promise us
Not to use this service to launder money, to take payment for a property you do not have the right to let, to impersonate anybody, or for anything unlawful.
Not to use it for anything other than rent and deposits on a real property.
Not to attack, probe or overload the site, or try to reach data belonging to somebody else.
Our liability
For ordinary negligence we are liable only where we have breached an obligation that is essential to this contract and that you were entitled to rely on us to meet — and in that case only for the foreseeable damage typical of this kind of contract.
Beyond that we are not liable. In particular we are not liable for the conduct of the other party to your deal, for the condition or the existence of a property, for the terms of your tenancy, or for anything that happens after the recipient has been paid.
Nothing here limits your rights as a consumer under German law.
Things outside our control
We depend on Stripe to move money, on our hosting to serve this site, and on email to reach you. Where one of those fails, we will do what we reasonably can and tell you plainly what has happened — but we are not liable for the failure itself.
Suspending or ending an account
We can suspend or close an account that is being used for fraud, for anything unlawful, or in breach of these terms. Where we do, any payment not yet paid out is dealt with under the refund rules above rather than kept.
You can stop using the service whenever you like. Deals already paid for run to their conclusion.
Changes to these terms
We can change these terms — for a change in the law, or in how the service works. The date at the top of the page moves when we do, and where a change affects a deal you already have, we will email you rather than rely on your noticing.
Whatever you were shown before you paid governs that deal.
Governing law, and where a dispute goes
German law applies.
The European Commission runs an online dispute resolution platform at ec.europa.eu/consumers/odr. We are neither obliged nor willing to take part in dispute resolution before a consumer arbitration body.
